Worse company in the business

This company and it,s sister company Greentree are the worst in the business. They ask for reams of paper work and then repeatedly asks for the same paper work over and over again. They say that you are approved but have one excuse after another not to close the loan. They say they need more paper work and in the mean time interest rates go up and so do closing costs. This company is unethical and dishonest. Never try to do business with them. There are many other companies that are better and I recommend using someone else actually anyone else.

Interest rate too high

I an tired of paying all this interest on an mobile home which I have been living in for 17 years. This is not a brick home. It is well kept and the insurance payment are too high too. It should of came down. No fires in this area. The Insurance commissioner told me to inform them and I did. Still no response. This totally a rip off from Green Tree and now they have merged with ditech. I cannot afford to stay here at these rates and I feel I have paid this mobile home off. Eight percent on a mobile and Land was only 81,192.55 and I have paid about 130,000 on this place. I see why people walk away or try to sell their homes. It is not worth the headache any more.

Horrible customer service

Recently I was sent a letter to do a refinance. So I called and was told it was going to be a simple 7-10 process that was in August of this past year I am still waiting for the closing. After told that the mortgage went to underwriting the lady who was handling kept emailing me for paperwork after sending them in I would call or email and would not get a response back. Just today I called her main line to find out that she has since left the company and that my information was never entered in the computer. this is an absolute horrible company with horrible customer service skills. If anyone out there is searching for a mortgage company PLEASE PLEASE PLEASE DO NOT GO WITH DITECH YOU WILL GET SCREWED FROM THE WORD GO. They do care for your business and they will not look for interest. Ladies and gentlemen I promise you that you will screwed in every possible way. AVOID THIS COMPANY

Doing business with DiTech is a nightmare. Trying to get a check endorsement is one of the worse experiences in my life.

They give bad information and seem to work against their customers in the process. They said to fax information in and then their FAX machine was down for a week.

Email has gone four days with no response. Uploaded to their server, and now just told uploading to their server will take 24 to 48 hours.

My mortgage went from GMAC to Ocwen to Green Tree, to Ditech. I have always made bi-weekly payment and Ditech refused to allow these. Also I have not been able to set up auto pay, it say's my account is inelegibile. I have never heard that, I had my bank send bi-eekly...

Ditech will be sued soon for their deceptive practices in what they do with payments received. They DO NOT have biweekly payments to allow clients to reduce their total interest paid. They will tell you that you can save money by arranging with your back to send in...

Great experience!

I recently had a great experience with Ditech. The process was fast, smooth and efficient. The loan officer and processor were both very friendly. Not to mention we also got a great interest rate with hardly any origination fees. On the day of closing Ditechs software vendor experienced a nationwide outage preventing documents from being sent electronically to our attorney. Ditech was so dedicated to us and our closing they figured out a way to print the documents at a local Ditech branch office and the branch manager actually drove them across town to our attorney. I am not sure another bank would have done the same. I would use them again and recommend them to a friend.

AWFUL CUSTOMER SERVICE!!

Contacted a highly referred mortgage loan specialist in Winter Haven Fl. After reviewing our credit we were told we were approved for up to $200,000 for a home loan and would be supplied with an approval letter for our real estate agent. We even went and looked at the home we were interested in....I had to call the mortgage specaillist and ask him when he was going to supply the letter of approval...I was then told my husband was 2 pts. shy of where he needed to be on his credit scale and that he could not give us a letter til he paid up 3 of his credit cards and then he could approve the letter upon another credit review showing they were paid...which he actually paid all 3 of them off the next day costing us approx. $1800 !!..After paying them off we never heard back from him (Jack summers) Winter Haven office...We have called and spoke to him a couple of times in which I was told he would rerun the credit and he would get back to us and did NOT!..and quite few times I have called and he texted me and said he was meetings, in which I assumed I would get a return call. I gave up on trying to contact him...it seemed pointless..I had to place calls to the real estate agent to get any response at all, in which he spoke with her but would not call us. This is completely a horrible way to be treated by a loan company, especially after spending almost $2000 to comply with their credit standards to get an official approval letter....not even a courtesy call at least letting us know they could or could not do anything for us. I would NOT ever refer them to anyone. Worst customer service I have ever dealt with!!! :(

Be grateful that you did not get a final commitment from Ditech for your mortgage. Your troubles would be just beginning if you did get it.

Their escrow service is set up so that your account is always underfunded, which makes your escrow payments increase EVERY YEAR do to their mishandling of the escrow accounting.

Ditech purposely manages your escrow account to be in a deficit, which ends up costing you more and more each year as time goes on. If you look at the example escrow account they publish, the first year it ends in a deficit due to Ditech's incomplete escrow analysis.

It gets worse from one year to the next, because they never completely adjust the monthly escrow payments to compensate for any discrepancy. The only way out is to monitor your account on Ditech's website and make sure you send the extra for escrow only amounts when you know the actual bill is different from what is stated for your escrow payment. This will end the cycle of ever increasing deficiencies in your escrow.

Makes one wonder if this is this part of a plan to eventually make your mortgage unaffordable so you will default, or just plain incompetence in proper escrow accounting?

The only way one can beat Ditech's game by starting your own private escrow account so that you will be able to meet their demand for a balloon escrow payment to settle out the escrow year. Remember, all their statements bear the wording that they are a debt collector, and not a mortgage service provider.

Ditech is horrible

We started a refi 9/3/2009. Everything was moving along fine with a closing sometime in 10/2009. Well my husband was laid off from GM, the reason we went with Ditech in the first place and 10/1/2009 we had to start over under me. Of course they already had all my information and credit so it was a matter of just using my income and getting approvals. Not too terribly difficult one would think. Come the end of Oct and no closing date, I began emailing and contacting about the closing. The appraisal was done so what was the hold up? The response was Ditech was overwhelmed due to lack of staff, apparently they laid off and just can\'t handle the volume. Well one would think maybe laying off was not a smart idea and it should have waited til beginning of 2010. I expressed the reasons for needing to close in 2009. I needed the writeoff. Since my husband was laid off, I can\'t afford to withdraw the taxes prior to his check. I need all the cash I can get because our mortgage is 2k a month. Taxes make it so high. GM moved us here. Thanks GM for abandoning us and leaving us where we never wanted to be in the first place. Anyway, in order the survive I need as much unemployment cash as possible. This means after doing my prelim calculations for Fed return, I will have to pay 1386 to the Feds. Haven\'t paid them in my entire 44 years. Ever. Always got refunds the smallest $300 and the largest $8000. So I said if we close in 2009 I can writeoff the closings and it will be a wash when I do my taxes. And I told them I need that because I am going to end up having to pay PA taxes now with all of this and my school district tax went from 1% to 2.9%. I hate this state. I always use my PA refund to pay the school district tax but with no closing this year I will have to pay Fed, State and school. They said oh, no problem. We will have you closed before the end of Nov. I was like great. Well it is now 12/23/2009 and I haven\'t closed. All through Nov they kept stating we are busy. We are busy. We are busy. Funny how they were also busy in Sep but because at the time my husband was GM employee they said our application and all was processed first. Funny how you are important if affiliated with the company and unimportant if you are just somebody else. Well we became unimportant when he was laid off. So time has gone on and the whole we are busy routine has kept up. Well, finally last night an email from Tony. He says the problem is the appraiser did a 2005 form and not some 1004 or 1104. I am like what? The appraisal was done in Sep and you are just now discovering this???????? He sent me the .pdf and I found teh appraisers phone number and called directly. To my surpirse Ditech ordered the 2005. So it was Ditech that screwed up. The appraiser and I had a nice little chat. They told her she needed to come out and do the internal but she said I can\'t. I am book solid for the next 2wks. So they put the appraisal on hold in the computer. I asked her why? She said because they have already paid me and need me to do it. If they get another appraiser they have to pay $300 again and they will be out that money. I said and???? They screwed up not me and now they are punishing me for their mistake. Believe me, I have contacted them and gone round and round. I even said I will call local appraisers and see if someone can come out and make the appointment and then tell you guys so you can set up payment. They said oh no you can\'t contact them. Ah really? Do we not live in America where I am free to contact who I choose? I have not come to the point where I hate Ditech and this is the first time doing business with them and will be the last. I emailed them and said it is obvious I am just a number to you and you don\'t care about fixing your mistake. So...since I will not be closing this year can you tell me why I should continue this process with you? I have refi\'d 2 times in the past with Quicken and they have been smooth as butter and closings always around 25days. So since I am into 2010 with a close why not go with a company that is competent and I already have a history with and trust? The response is, you lose your $300 appraisal fee. I said and? Guess what Ditech, you lose all the time; energy and money that went in the entire process from 9/3/2009 until today. All the paperwork and phone calls and the employees involved on my account alone. The $300 goes to the appraiser and not you. So you made nothing off 3months of working to refi my house. A big fat nothing. You make your profit from portions of the closing fee\'s and maintaining my loan. But if I don\'t refi with you, you get a big fat zero. See how that works? So now they see the picture I painted and said a manager is looking into it. Yeah right. I am sure I was just told that to buy them some time and in the end we will close in 2010 and I will not be able to pay my taxes and whatever. At this point I hate Ditech and I hate the state of PA and I hate GM and I hate our Fed Govt. They all could careless about anyone and it is all about them and their money and the rest of us out here in the real working world can just rot.

Ditech took me to the homeless shelter

Incident In or about Dec 3, 2008 I applied for a loan (refinance) with ditech at ditech.com. on dec 7 or 8 2007 i was told that my loan was aproved and that we will be doing the closing after the appraisal . the FIRST apprisal took plae and I was told to make some re-pairs to the house and schedule a second appraisal , I did , the I was told in January 2008 (first week) that there was still some minor items that needed to be changed. I did the changes and a third appraisal was done. So from the las week in January 2008. to the secon week in march I was told almost on a weekly or twice a week that the closing will be "NEXT TUESDAY" but it never happened on March 11 I was told (after the 90 days locking term has expired) that I did not qualify for the refinence loan. After they ask me to send them my tax retur for the last 2 years in 3 diferrent ocations. Well I spend all my savings doing those small repairs ($3500 - $ 4000) and now It cashing up with me .I will be falling behing on my mortgage starting this moths because now we have an overwelming credit card bill and zero savings. The house it not up for foreclosure but It will be a matter of time now. This will happen next month.

we thought we get the best deal around. The interest rate was pretty low and total point was very reasonable.

We sign up with them and have the agreement signed in(locked agreement). Few months later and 5 days prior the closing deadline, they never called us about the status of our loan so we have to call and call and left a message but they never return our call until we keep bugging on calling them regarding our loan application. So, finally we got their attention after those hectic days. So here comes the bad part.

They told us the APR has changed to 10% instead of 5% (as we agreed on) and another was that the Interest Rate Locked Agreement has change to 4.785 Interest with a 2.250 total points (very high) which is not what we agreed on from verbal and in writing. Now that we don't have enough time to extend the closing date, we have nothing but absolute waste with this company. To all of you who are planning to buy a home or are planning to use their service, do not do it.

You can get a better deal somewhere else and what I mean is a real deal from other lenders who you can be trusted with no fly traps. It'll take awhile but believe me, it saves you from wasting your money and headache.
