Due to problems finding homeowners insurance, I paid for my own insurance in August of 2014. Green tree did not acknowledge my insurance and added lender-placed insurance to my account along with unneeded flood insurance which took my escrow account into arrears of...

One MUST watch this company, Ditech, very carefully by checking your MyAccount Ditech website. Look at your Unapplied Funds account, Payment History, Statements, Escrow very carefully every week to make sure that all is well.

Also, check your Payoff Letter to learn what it would cost to payoff your loan. Their letter has false information. The date of the letter is the payoff on that date only. Interest is to be add starting the day after the Payoff Letter.

Those Unapplied Funds need to applied to something asap, else you will be in arrears.

One must pay the full monthly amount within the monthly Window of Payment, or you may expect something will be messed up. Additionally, Ditech takes at least two regular work days (M-F) to update your MyAccount.

Ditech purposely manages your escrow account to be in a deficit, which ends up costing you more and more each year as time goes on. If you look at the example escrow account they publish, the first year it ends in a deficit due to Ditech's incomplete escrow analysis....

I just got notice of a $35.84 escrow deficit. Whether I pay the deficit or not, my payment will go down.

I was paying $116 per month in escrow, to get me to a deficit, yet DiTech is lowering my monthly escrow by $9.54 per month. For this year taxes are going up $300+ and insurance is going up 24%. That's going to be much more deficit next year.

How do they come up with this stuff? Who comes up with this stuff?

When you set up autopay with Ditech be advised that they will take out erroneous amounts of money out of your account. Do not authorize them through their website. Set it up from your bank so you control what goes out of your account. Good Luck getting the money...

You have confirmed my suspicions about the Ditech Autopay. I tried out the Ditech Single Pay, and that works well, no problem.

Now I pay directly from my own bank EFT.

I even send Ditech a split payment EFT within their 15 day pay, no penalty window just to mess with them. Works for me!

The way to handle Ditech CS is to remain above the fray. Refrain from letting them run you over with their bad attitude.

You need those monthly statements and Ditech's Annual Escrow Disclosure Statement sent to your address (preferred). Then you can actually see what Ditech is doing with your monthly payments and escrow. I have tried to work with Ditech for the past three years and this is a company that behaves as a debt collector, not a mortgage servicer. After learning the rules of their game, I am now paying my own property bills, especially the property taxes, BEFORE Ditech has them scheduled on the Escrow Statement, and I send Ditech Escrow department copies of the bills and the receipts as soon as I pay them.

No more problems with Ditech; problem bypassed!

Ditech does not respond or use their email service. If you don't see it on their website or have it in writing, your account is not being serviced or changed.

When you contact their Customer Service by phone, there may or may not be a service request received by the appropriate subcontractor. It is a miracle that a class action suit has not put this company out of business.

I've read a lot of things about both Greentree (Ditech) and Shellpoint but I think I got them all beat! The worst creditors I've ever had the miss fortune of getting!

Greentree has miss handled my loan from day one! I've had homeowners insurance never covered anything kept cancelling every few months then putting it back on! Had life insurance on the loan that covered both my future wife and I! My worst nightmare happened on May 17,2019 my wife and companion of just shy of 32 Yrs passed away!

So I was paying extra on my loan to pay it down they missed placed every payment! Filed a complaint with the Attorney General, they "managed to figure out the problem"! Then I filed a claim on the insurance just to find out they cancelled it back in 2015! they had no right to do so I bought that like a extended warranty on a car, in wasn't a loaner placed insurance!!

Tried my best to work it out with the insurance company and Greentree (Now Ditech) just to fail Ditech now refusing to answer any form of correspondence since bankruptcy so now I'm fighting with Shellpoint who took over my loan!!!! They said they're not responsible because they didn't own the contract at the time so now I hired a lawyer and I will inform this sight the out come thank you just feels good to get it off my chest

Their customer service sucks. The first and only time I tried to make a payment on line, I did something wrong and payment did not go through, when I discovered this it was on the 24th of the month and made the payment over the phone that day, it was made 8 days over the due date.

when I asked this one time if I could have a waiver on the late penalty of $63, I was told NO several times after speaking to a supervisor and writing a letter, even though I had made EVERY PAYMENYT ON TIME FOR 10 YEARS.

Sold property on12/03/18 and was told that escrow balance and overpayment of interest will take 60DAYS to receive refund! They have no shame

I have had nothing, but horrible experiences with these servicers.

I don't even know where to begin. I have a loan being serviced by Ditech (was Greentree) and the loan was in default because I was unemployed and therefore I went through the process of getting a modification. My first major issue I have had is getting people to even understand the nature of my loan. It is like they refuse to actually pull anything up on the computer to review it, and recite you a whole lot of asinine information that are nothing to do with what your question pertains to. And regularly return the question you are asking to you. "I don't know... Why DOES your statement say you owe $10,000? I don't know what you owe taxes for". My account was showing that I owed $10,000 for a tax escrow when I don't have taxes escrowed and never should have taxes escrowed because My loan is on a Co-op apartment. That is the major thing I run into on a regular basis is a lack of understanding of what a Co-op apartment is. I was trying to ask a servicer if they consider Maintenance (co-ops) as the same as HOA fees (condos). "I don't know sir... You have to tell us if you pay HOA fees". I explained that I don't pay HOA fees because my property is not a condo it is a co-op. My question was in regards to when it asked for information about expenses it only had a section for HOA fees and not for Maintenance fees. I was simply trying to find out if I was supposed to put my maintenance figures down as if they were HOA fees. Instead of saying something like "I am not sure sir, let me look into that and get back to you". I got extreme rudeness that ended up in the servicer hanging up on me... AND... About an hour later the servicer called me up and apologized and found out that Yes in fact I was supposed to put my maintenance fees down as if they were HOA fees. Another issue is, that their phone system recognizes your phone number when you call. Since my loan was put into special servicing they placed some type of directive on the phone to where it automatically directed my call to the same servicer's Voice mail. They call it your SPOC (single point of contact). Well My SPOC would never return my calls and I could never zero out or in anyway speak to another customer service representative. I had to borrow another person's phone in order to actually speak to a real person so that the system wouldn't recognize my phone number. Then when I wanted to complain about my SPOC she told me that she was a supervisor. It turns out that she is not a supervisor. I could go on and On, but the last issue I would like to have addressed is the fact that the Payment history that you access online is a total mess. They show disbursements and payments into escrow and insurance accounts. I have no escrow or insurance accounts and never should have escrow or insurance accounts. Again I have a Co-op so all payments go through the Co-op. They are not paid by the servicer. One person there said I think maybe they had to use those line items because there isn't an option for the description they needed. Really? What class in accounting teaches you that is OK? This place is a joke and if I didn't have my loan held hostage by them I would never deal with them again.

Refused to Take My Payment

Talked with 2 separate cust service reps on Sat Oct 31. I called to make a payment and each of them refused to take my payment unless I gave them authorization to debit my checking acct for one payment I was behind. I was barraged with questions about where the funds were coming from to make the payment, even when I appropriately responded. The reps were condescending and rude at a time when I was actually trying to pay. One rep accused me of ending the call with the first one when actually she actually ended the call because I would not give authorization to debit my account for the outstanding payment. I will be reporting this incident to the BBB. This is inexcusable and I am sure a legal violation of Truth in Lending Laws and other regulations.

RUN RUN RUN

My loan was sold from Greentree to Ditech after a divorce. Trying to refinance a home due to divorce and having more financial burden than I should, I became late on 1 payment. They were calling me all hours of the day, talking nasty to me, acting like I am a criminal. Reps are pushy and rude. They even call me from different numbers because I started avoiding their calls and then would transfer me to my account rep. My account rep told me to call and make a payment arrangement which is a week out. I called once I knew exactly when I could pay and was told that unless I was paying "today" to just mail my payment. I get off the phone and ten minutes later another rep calls me. Ms. Kumar is the rudest lady ever. I'm now 9 days passed due and they act like it's been months. I bet they've called me over 25 times in the past week. I let her have it today when she called me again. I felt bad because I've never cursed and talked to anyone they way I have today, they pissed me off beyond belief, yet they deserve it.

File a complaint with http://www.consumerfinance.gov/. I filed a complaint because they are not crediting my account.

They have charged me an extra 30-40 dollars per month for other. They have not responded to my emails.

I checked today and now they are showing that my next payment is due on October 1 2015. They don't show my payments at all they just have all these random values.

A Represenative named Justice was very rude and degradeing.

This representative named Justice was rude and degrading to me when I called to make arrangements to pay my mortgage. He kept asking me why I was behind he didn't like my answer so he asked me over and over again raising his voice each time. I honestly felt it was none of his business and he should make a effort to help me make my arrangements with out being rude.He went so far as to tell me I should give back my home to them. I have lived in my home for 13 years and because I was one month behind he treated me like dirt. Ridiculous and a terrible way to treat a person who is honestly trying to stay on track. I cant wait till I can refinance with a different company!

Ditech - Mortgage Review from Hobart, Oklahoma

When Ditech bought my mortgage from GreenTree, trouble started. Many calls and lots of frustration about incorrectly posted payments, escrow record problems and etc. Customer reps seem indifferent and don't resolve the problem. I would refinance but my house is paid for in a couple of years. Possibly the worst company I have dealt with in my life.

I would urge everyone to contact the Consumer Financial Protection Bureau and file a complaint against Ditech. This company and the Federal Trade Commission were able to levy a fine on Green Tree for 48 Million dollars for mortgage failure.

Ditech is just a reorganization of that old company. I have already filed several complaints against them. I was up to date with my mortgage until I paid early, now I am behind and facing forclosure. They have not applied all funds to my account, and they have not credited my account for the actual amount that I paid.

I suspect that they have altered my billing history, but I have no way to prove this. If everyone holds this company accountable, we can get our money back and our mortgage back on track. Go to this website http://www.consumerfinance.gov/ and file a complaint today. I am going to sue Ditech if they don't correct their accounting errors.

There are also several class actions out there, one for forclosure after paying early and one for Ditech giving insurance companies kickbacks. Good luck everyone.

@PissedConsumer1072028

Please contact me class actions do not help nor do they stop foreclosures.

I too stopped my home from foreclosure I will get you in contact with who I have, I am going into litigation soon so will not put who is representing me online.

Lets get you out of foreclosure then work on getting accounting fixed. After that we can discuss suing

I had a fire at a rental property and sent a $25k check from insurance company, certified, with all the required documentation to Ditech. The package was signed for on 10/6/15.

I'm in the same boat; was promised a 7-10 day turnaround and am still waiting. My husband and I had to borrow a significant amount of money to get the work started since we still have to pay the mortgage.

Very frustrated.
